§ 21-4. Platting—Required.

  • Whenever within the corporate limits of the city, or within five (5) miles of such limit and not within the boundaries of any other city, any tract of land is divided into two (2) or more parts and before any contract for sale of, or any offer to sell, any part of any land is made, and before any permit for the erection of a structure or any improvement shall be granted by the inspection office, the owner or owners of such land or their duly authorized agent shall obtain the approval of the city council in compliance with the regulations of this chapter. An owner may seek approval of a plat of a portion of his land, leaving the balance unplatted, but the city council may require platting of all or a portion of the balance as a condition of approval of any portion in order to insure proper planning and installation of essential services.
