§ 27-9. O-2 Office District.

  • (a)

    Purpose of district. The O-2 Office District is intended to permit a wide variety of business, professional and organization office needs of the community, together with desirable associated uses. When combined with the PD Planned Development District, uses permitted in this district may be grouped together with uses permitted in LB districts to provide for a large development plan to provide a wide variety of available services by lessening traffic and associated problems.

    (b)

    Permitted uses. The following are the only permitted uses within the O-2 district and are subject only to the general conditions of this section and such other sections as are applicable:

    (1)

    All uses permitted in O-1 zoning;

    (2)

    Research laboratories, government agencies and offices;

    (3)

    Lodges, civic clubs and fraternal organizations without alcoholic beverage sales to members or the public;

    (4)

    Any office use not requiring outside display of merchandise and not involved in on-premises delivery of retail merchandise;

    (5)

    Funeral homes and mortuaries.

    (c)

    Planned development uses. The uses within this district may be combined with any permitted use in LB zoning.

    (d)

    Conditional uses:

    (1)

    Pharmacy, specialty shops and personal service establishments, provided each use shall not occupy more than three thousand (3,000) square feet of floor area. All such conditional uses shall compromise no more than thirty (30) percent of the total floor area of all buildings on any lot.

    (2)

    Reserved.

    (3)

    Dispensing optician, provided such use shall be in conjunction with an optometrist's office or ophthalmologist's office.

    (e)

    General conditions.

    (1)

    Area requirements:

    a.

    Minimum lot size. Every lot within the zoning district shall be at least twelve thousand five hundred (12,500) square feet in area.

    b.

    Minimum lot width. Every lot within this zoning district shall be at least one hundred twenty-five (125) feet in width measured from the front building line.

    c.

    Maximum lot coverage. No more than thirty (30) percent of the total lot area shall be covered by buildings.

    (2)

    Outdoor activities or uses: No outdoor activities or uses shall be permitted in the O-2 Office District other than accessory parking and loading and the placement and servicing of refuse containers for permitted uses.

    (3)

    Yard requirements: Every lot within the district shall have exterior yards of at least twenty-five (25) feet and interior yards of at least ten (10) feet, including side and back yards, subject to provisions of section 27-21(b)(4). Provided, however, if side yards do not abut R-1, R-2, R-3 FP or U zones, such side yards may be eliminated.

    (4)

    Height restrictions: No structure or building shall exceed thirty-five (35) feet in height.

    (5)

    Fences and screening: Fences and screening shall be provided and maintained as set forth in section 27-21.

    (6)

    Parking and loading: Parking and loading shall be subject to general requirements set forth in section 27-20.

    (7)

    Signs: Subject to general restrictions of section 27-22.

    (8)

    Reserved.

    (9)

    Refuse facilities: All refuse and refuse containers shall be screened from view of all public streets.

    (10)

    (11)

    Minimum open space: In addition to paved parking and driving areas, at least fifteen (15) percent of the lot shall be maintained in landscaped open area.

    (12)

    Accessory uses: Accessory uses not normally permitted in this district may be allowed if such occupy no more than five (5) percent of the gross leasable area or a maximum of three hundred (300) square feet, whichever is less.

    (13)

    Drive-up windows: Drive-up windows with a minimum driveway storage capacity of sixty (60) feet per window shall be allowed as an accessory use to permitted office uses, provided that the necessary driving lane be separate and apart from the parking and maintenance areas required for the use.

    (14)

    Exterior wall surfaces: All buildings shall have exterior walls of not less than seventy-five (75) percent masonry surface.

    (f)

    Planned development regulations. O-2 PD uses shall be subject to O-2 general conditions; provided, however, that the following O-2 general conditions may be specifically modified by the site plan or ordinance adopting such site plan:

    (1)

    (3)

    Yard requirements;

    (4)

    Maximum building height;

    (5)

    Access;

    (6)

    Building to lot ratio;

    (7)

    Maximum lot coverage;

    (8)

    Parking and loading;

    Screening requirements.
